Move-in Checklist

Let us be the first to congratulate you on your new rental home. Make your move as seamless as possible by paying close attention to the following important keys:

First Month's Rent & Security Deposit

Your first month's rent, the property's security deposit, and any other applicable fees must be paid at the lease signing. Be sure to confirm the amount you owe in advance.

Move-in Date & Inspection

We will provide all necessary information about your move-in and any necessary inspections at the lease signing.

Utilities

All utility accounts should be placed in the leaseholder(s)' name immediately upon taking occupancy. If you fail to do this quickly, you may incur administrative fees and experience temporary outages.

Move-out Checklist

As you prepare to say goodbye to your rental property, please be sure to take care of the following.

Notice of Intent to Vacate

All UTSPM tenants must provide written notice of intent to vacate. Refer to the terms and conditions of your lease to clarify when your lease ends.

Property Condition

You must return your home to us in the same condition it was originally rented.

  • Rental Cleaning: Your home needs to be thoroughly cleaned before you return your keys. Remove all of your personal belongings from the property. Thoroughly vacuum, sweep, and mop floors. Wipe down hard surfaces and sanitize kitchen and bathroom spaces.
  • Landscaping & Outdoor Areas: If you have outdoor space and are generally responsible for maintenance tasks in these areas, take care of these chores once more before moving out.
  • Repairs: All cosmetic damage must be repaired before leaving the unit, including nail and screw holes left in the walls. If more significant damage occurred during your stay, contact us to find an amicable solution.

Security Deposit

The security deposit for your rental property will be returned to you after our final inspection. If we identify any problems during this visit, we will schedule repairs with our vendor partners. All expenses for such repairs will be deducted from the deposit, and the remainder will be returned in due time.

Remember, you cannot use your security deposit to pay your final month's rent. Failure to pay your rent may result in legal action and reporting to the appropriate credit bureaus.
